May Home Maintenance: Protect Your Investment Before the Heat Hits

A monthly guide for homeowners in Oconee, Walton, Barrow, and Clarke Counties

May is one of those months in Northeast Georgia that tricks you. The mornings feel perfect — windows open, birds loud, Georgia clay still soft from spring rains. But by Memorial Day weekend, the heat and humidity arrive like they mean it, and they don't leave until October. What you do right now determines how your home performs — and how much money stays in your pocket — for the next five months.

This isn’t a list of chores. Think of it as a short briefing before the mission gets harder. You’re building protection, not perfection.

Safety and damage prevention. These are the moves that matter most this month.

HVAC Filtration & Coil Protection
A fresh filter in the MERV 8–11 range helps protect the evaporator coil, support airflow, and reduce efficiency loss that pushes energy bills higher when filters are ignored. It takes 15 minutes and costs a few dollars. Skipping it can restrict airflow and strain the system — the last thing you want during a 95-degree July afternoon.”

Why it protects value: A well-maintained HVAC system is one of the first things buyers ask about — and one of the first things inspectors flag.

Disclaimer: HVAC systems can vary a lot between homes. Before making changes beyond simple filter replacement, consult a licensed HVAC contractor who understands your specific equipment and local code requirements.

Exterior Sealant & Caulk Audit

Walk every window, door, and utility penetration on the outside of your home. Georgia's winter-to-summer temperature swing causes caulk to crack and pull away from trim, creating open pathways for water, humidity, and insects to enter wall cavities. Once moisture gets inside a wall, it can slowly rot framing and contribute to mold growth, often without obvious signs until the problem is serious. Fresh exterior-grade caulk in May, before summer downpours, is one of the lowest-cost protective moves you can make.

Why it protects value: Failed caulk is a red flag on every home inspection report.

Pest Exclusion & Entry Point Mitigation
Seal small gaps where siding meets the foundation, where pipes and utility lines enter the home, and anywhere daylight is visible from inside. These aren't just pest entry points — they're energy leaks and moisture pathways too. Treat your yard now for fire ants and begin mosquito barrier prevention. Fire ant mounds often peak in spring and early summer in Georgia, and their stings can be especially concerning for children and pets. Starting mosquito treatment in May, rather than June, dramatically reduces pressure through the entire season.

Why it protects value: Evidence of pest intrusion or heavy fire ant activity often becomes a negotiation point during due diligence. Prevention is far cheaper than remediation.

Storm-Ready Attic Ventilation Scan
Before the heat builds, confirm that your ridge vents, soffit vents, and any powered attic ventilators are clear and functioning. A poorly ventilated attic in a Georgia summer can get extremely hot, accelerate shingle wear from the inside, and force your HVAC system to work harder to keep the living space comfortable. While you're up there (or having someone check), confirm insulation hasn't shifted over soffit vents — the most common blockage point.

Why it protects value: Premature shingle failure and high cooling costs are both expensive and visible to buyers and inspectors alike.

These moves quietly protect value over time.

Lawn Nutrient Program Initiation
When soil temperatures reach 65°F — typically early-to-mid May in Oconee, Walton, and Gwinnett counties — Bermuda, Zoysia, and St. Augustine lawns are ready for their first feeding of the season. Do not fertilize earlier. Nutrients applied to dormant or cool grass primarily feed weeds, not your turf. This first application is what separates the thick, weed-resistant lawns you see in July from the patchy ones. A healthy, full lawn is one of the clearest signals of consistent homeowner care — buyers notice it immediately from the street

Why it protects value: Well-maintained warm-season turf is a documented curb appeal driver.

Irrigation System Service
Run each zone manually. Check for broken or misdirected heads, confirm no zones are watering your driveway or siding, and fix issues while the weather is still comfortable. An inefficient irrigation system wastes water, creates wet spots that invite fungal disease, and can soften soil against your foundation over time. Dialing this in now prevents the frustrating discovery of a failed zone when the heat arrives and your lawn is already stressed.

Why it protects value: A functioning, efficient irrigation system is a selling feature. A broken one that's been running against the house is a foundation concern.

Deck & Patio Structural Restoration
Power wash your deck, then check every board for soft spots, spongy sections, or visible rot — especially at post bases where wood meets concrete or soil. Tighten any loose fasteners and confirm the ledger board connection to the house is properly sealed. If your deck feels solid underfoot with no obvious soft spots, that’s a good sign — but if you notice movement, sagging, or decay, it’s time to have a qualified contractor take a closer look. May is the right month to address it — sealants and wood treatments cure better in stable spring temperatures than in June humidity.

Why it protects value: A deck with noticeable rot, loose connections, or movement is a safety concern and almost always becomes a negotiation point for buyers. Addressing it now protects both.”

Kitchen Exhaust System Degreasing
Remove the filter from your range hood and soak it in hot water and degreaser. After months of winter cooking, accumulated grease in the filter restricts airflow and creates a fire risk. This 30-minute task improves kitchen air quality, reduces fire hazard, and ensures the exhaust is actually pulling moisture and heat out of the kitchen as summer cooking ramps up.

Why it protects value: A grimy, clogged range hood signals neglect. A clean one signals care.”

🟢 Priority 3 — Play Offense on Your Home's Value
These are the wealth-building moves. Pick one and own it.

Integrated Smart Security & Lighting
Installing a cohesive smart security setup — a video doorbell, motion-activated floodlights, and exterior smart lighting — is one of the few upgrades that can pay off three ways: it appeals to modern buyers, may qualify you for some insurance discounts, and actively helps protect your property. May is the right time to install because days are long, the weather cooperates, and you'll actually use the system all summer. This is a Weekend Win — budget a Saturday and you’ll have it done.

Why it adds equity: Smart home features rank among the top buyer-requested amenities in the current Georgia market. This is one that justifies its cost before you ever sell.

Garage Command Center Transformation
A clean, organized garage with wall storage, clear floors, and a swept finish signals usable square footage — something buyers actively calculate. This project doesn't require new materials if you start with a full declutter and purge. Organize tools by function, mount what you can on walls, and make the floor visible. In a $400K–$700K home in Oconee or Walton County, the way the garage feels and functions can have more impact on buyer perception than most people expect.

Why it adds equity: A well-organized garage can shift buyer perception of the home's overall condition.

🤓 Nerdy Equity Move: Exterior Performance Map
Grab a piece of paper and sketch a simple lot outline. Mark every downspout discharge location, every area where water pools after rain, every low spot in your grading, and any zones where Georgia clay stays soggy long after a storm. This takes about an hour and costs nothing. You end up with a drainage intelligence document — something you can hand to a landscaper, a foundation contractor, or a future buyer to show you understand your property's water behavior. Over time, this map guides small grading and gutter adjustments that prevent the expensive foundation and crawl space issues that show up on inspection reports. Almost no one in your neighborhood has something like this.

Why it adds equity: Drainage problems are one of the most common sources of expensive surprises on a home inspection in our area. This map is how you get ahead of them.
