Is Selling FSBO Right for You? A Northeast Georgia Guide
Selling for sale by owner (FSBO) can work, and some sellers do it well. The real question is whether it nets you more after pricing, marketing, negotiating and paperwork are handled. This free guide for Oconee, Walton, Barrow, Gwinnett and Clarke County homeowners helps you decide, with no pressure either way.
What the data says: NAR's 2025 Profile of Home Buyers and Sellers shows FSBO sales at about 5% of the market, a record low. FSBO homes sold at a median of $360,000 versus $425,000 for agent-assisted sales, though FSBO properties are more often lower-priced or rural homes, so the gap is not apples to apples. FSBO sellers most often struggled with pricing, preparing the home and selling on their timeline, and about 40% did not actively market the home.
Georgia FSBO checklist: (1) Price from recent local sold comparables, not online estimates. (2) Complete the seller's property disclosure and understand your duty to disclose known material defects. (3) Plan marketing: MLS exposure, professional photos, signage and showings. (4) Screen buyers for financing and be ready for VA, FHA and conventional appraisal and repair requests. (5) Decide in advance how buyer-agent compensation will be handled. (6) Use a Georgia real estate attorney for the contract and closing. (7) Set a safety plan for showings.
Not sure which route nets you more? Request my free FSBO vs. Agent Net Sheet and pricing review. I will show your estimated proceeds both ways, and if selling on your own is the better fit, I will tell you so. Veteran sellers: ask how a VA buyer affects your timeline and costs. This is general information, not legal advice; consult a Georgia real estate attorney. Timothy Carithers, LPT Realty.
